Do I need planning permission for a conservatory?

In most cases, conservatories are considered a “permitted development” and don’t require planning permission. However, this depends on the size of the conservatory and the overall dimensions of your property, as well as whether the conservatory will be at the front or back of your home. It also depends on whether your home is listed or in a protected area, which would likely come with specific regulations to follow.

How big can a conservatory be without planning permission?

In general, a conservatory won’t need planning permission so long as it covers less than 50% of the area your home covers. It would also need to be less than four metres tall, and no taller than the highest part of your home. Planning permission may be needed if the conservatory extends more than six metres from your home, or if it comes within two metres of the edge of your garden.

What is the 4-year rule for a conservatory?

The 4-year planning rule in the UK refers to a time limit set out in the Town and Country Planning Act 1990. It determines how long local planning authorities have to take enforcement action against certain breaches of planning control, including the addition of a conservatory without the required planning permission. If no enforcement action is taken within this period, the development becomes immune from enforcement and is effectively lawful.
